A spanish mediterranean plan featuring double doors from all front rooms out to a verandah. This open downstairs living space is designed for elegant period entertaining, and showcases thickened walls, arches, and decorative ceilings. The upstairs provides a gracious master suite, and secondary bedroom. Through the upstairs gallery, one finds an art studio, library, or home office. The room could easily be converted to a fourth bedroom.

The standard version of this plan is designed with a concrete slab on grade. The exterior walls are 2x6 wood framing. The roof is shingles over plywood deck, and pre-engineered wood trusses. The exterior is finished with stucco over the wall structure.
